Architects’ Services

Site Consultation / Site Survey
Your personal planning consultant will visit your property, home or office at a time that suits you and discuss your project in further details.
Later the technician will come and complete a full site survey. Our teams then discuss and agree what works and changes could be included in
your planning application.
3D Visualisations / Immersive Design
Our 3D Render service immerses you in the space so you can decide whether to make changes at this point. They are also great to show planning officers (and neighbuors), along with your planning application drawings, as they can quickly visualise how the proposal will smoothly integrate with the character of its surroundings in an unobtrusive way. You can even send the presentation to friends and relatives to get them all on board.
Permitted Development
It is possibe you may have Permitted Development rights regarding your proposal. Our planning team can guide you. There have been recent developments to further relax the rules and encourage more simple developments to benefit growing families. However it is good to be aware of your obligations, as it is often misunderstood as requiring no action.

Topographic Survey
In some cases, a more detailed survey would be needed – as opposed to a simple site survey – depending on the complexity of your proposal. If so,
we can instruct a Topographical Surveyor for you. These include complex detail regarding the features and characteristics of the lie of the land, the soil quality and various other details.
Planning Applications
Planning drawings are the architectural drawings that must be submitted as part of any planning application. They are drawings for planning purposes only, and require manipulation when you come to the building stage. Our speciality at the Drawing and Planning stage is creating clear, precise and conclusive Architectural Planning Drawings at a Low Cost. Our drawings can be used as part of a planning application to your local council and then, after minor manipulation, by your builder.
Architectural & Interior Design
Our core business is the delivery of excellent architecture and design: buildings and places that contribute to their context, communicate thoroughness and quality in their organisation and construction, and perform for their occupiers. We realise this for our clients by providing the full range of expert skills from feasibility to design, and through construction to occupation.
Planning Appeals
If you wish to object against a refusal or conditions, we can advise whether it would be better to create a fresh application or follow the appeal process. These scenarios can be quite frustrating, but speaking to professional planning consultants will make you aware of all your options.
Kitchen Design
We are delighted to announce the launch of our bespoke, German kitchen design service. Have a look at how the quality of the technical fittings and aesthetics will enrich the enjoyment of your new living space. We can also arrange their expert fitting service for your family.
Building Regulation Drawings
Building Regulations are a set of rules with which builders are legally obliged to comply in the interest of public health and safety. Extension Architecture’s technical designers can create Building Regulations Drawings at the correct scale (1:10-1:20), and including the required details such as steels, foundations and insulation. These are submitted to the Building Control department, and are used as guidance for your builders.
Structural Calculations
Building Control will also require structural calculations and drawings in tandem with your Building Regulations Drawings. If you would like us to engage
a structural engineer on your behalf, do let our planning team know when you get to the pre-build phase. Our engineers offer competitive rates because
we secure regular work for them.
Tender Pack
Tendering is the process by which bids are invited from interested contractors to carry out specific packages of construction work. It should adopt and observe the key values of fairness, clarity, simplicity and accountability, as well as to reinforce the idea that the apportionment of risk to the party best placed to assess and manage it is fundamental to the success of a project.
Project Management
We at Extension Architecture provide a wide range of project, development and management services. Whether dealing with fast track refurbishment projects or large- scale mixed use developments, we work closely with all partners from the outset to lay the required processes and structures in place to ensure timely delivery. Our project management team are all experienced professionals with an architectural background.
Party Wall Survey
If you require the services of a party wall surveyor, we can put you in touch with one of our contacts later in the process. We can give you a rough indication of their likely estimate, and discuss whether you would need this service or not. There can sometimes be 3 parts to a survey, for example when the works affect two party walls in a terrace. Part of their role is very technical, as well as recording existing flaws pre- and post-construction.
Developers Service
Extension Architecture are always happy to meet new developers as we have a wide network of useful contacts from investors to plot-sourcing opportunities. We can instruct a Feasibility Report on any prospective sites you may be looking at. Following the Feasibility study, we can arrange a meeting of potential investors in the plot you would like to develop.
